Asbestos
Management Survey
Management surveys are non-invasive assessments designed to develop a management plan in line with Regulation 4 of the Control of Asbestos Regulations 2012. These assessments are commonly conducted in commercial properties (such as schools and offices) and to satisfy the requirements of mortgage lenders during property transactions. A management survey aims to identify all asbestos (as far as is reasonably practicable) that could be affected or disturbed during typical use.
Pre-Refurbishment
Asbestos Survey
Before starting any refurbishment work on a building in the UK, it is legally mandatory to carry out a pre-refurbishment asbestos survey. These surveys are comprehensive and may involve destructive methods. They are conducted prior to any refurbishment activities to detect asbestos-containing materials that could be disturbed during the project. Pre-refurbishment surveys can focus on particular areas or items and may also be performed alongside asbestos management surveys.
Pre-Demolition Asbestos Survey
Before any building or structure is demolished, it is a legal obligation to perform a pre-demolition asbestos assessment. These assessments necessitate significant damage to the building since all asbestos must be identified. Intense surveying methods will be employed, which will be entirely invasive and disruptive. After this kind of survey, the building may not be suitable for reoccupation.
